Application Process

Application

1. Choose a Property and Schedule a Tour

  • Browse our available listings and pick the address you're interested in. If a tour is available, we recommend scheduling one as soon as possible — units go quickly!

2. Request and Submit an Application

  • To apply, email us at hivepropmgmt@gmail.com to request an application.

  • All applications are completed through Landlord Studio. We do not offer paper applications — all submissions must be completed online.

  • Application fees are non-refundable under all circumstances — this includes denied applications, canceled applications, or changes in unit availability.

  • Units are rented on a first-come, first-served basis.

  • Incomplete or incorrect information (such as name, social security number, or date of birth) may require a second application and an additional fee due to new screening requirements.

3. Processing Time

  • Please allow 2–4 business days for your application to be reviewed.

  • Some situations may require additional time, but we’ll keep you updated.

4. Approval & Next Steps

  • If approved, you’ll receive an email with instructions on how to proceed with signing the lease.

  • If your application is denied, we’ll send a formal notice via email.

  • We evaluate the full picture when reviewing your application — not just one factor like credit score. Our goal is to make fair and well-rounded decisions.

Rental Qualifications

Income

  • Applicants must have a gross monthly income of at least 3.5x the monthly rent.

  • We also review your debt-to-income ratio from your credit report as part of the qualification process.

Age Requirements

  • All lessees must be 18 years of age or older.

  • Every adult (18+) who may reside in the unit must submit a separate application and be individually qualified.

  • Legally married couples are screened jointly.

  • This policy includes adult children living in the household.

Credit Requirements

  • At least 80% of your credit history must be positively rated.

  • We are flexible with medical debt, student loans, and past bankruptcies, provided there is positive credit history after the bankruptcy.

  • Negative support orders, state or federal liens, or recent bankruptcies with no recovery will result in denial.

Guarantors

  • Limit: 1 guarantor per application.

  • Guarantors are only considered for applicants with limited income or rental/credit history.

  • A separate application is required for the guarantor, along with a separate application fee.

  • Guarantors must have a gross monthly income of 5x the rent and provide a valid government-issued ID.

Rental History

  • Applicants must have positive rental history, including on-time payments and proper notice at move-out.

  • Applications will be immediately denied if:

    • A balance is owed to a current or former landlord

    • Any prior eviction has been filed

Employment Verification

  • Current employment and income must be verified. Acceptable documentation includes:

    • Two most recent pay stubs

    • A signed offer letter or employment verification on company letterhead

    • If job has not yet started, both offer and acceptance letters must be provided

Criminal Background

  • All applicants undergo a full criminal background check.

  • Applications will be denied for:

    • Felony convictions

    • Narcotics charges

    • Applicants who are registered sex offenders

​

Occupancy Limits

  • No more than two occupants per bedroom.

Fair Housing

  • We are committed to compliance with all Fair Housing laws. We do not discriminate on the basis of race, color, creed, sex, national origin, disability, or familial status.

Approved

Once You're Approved

1. Secure the Unit

  • To reserve your selected unit, a security deposit equal to one month's rent must be paid in full.

  • The unit is not held or secured until this deposit is received.

  • Refund Policy:

    • 50% of the deposit is refundable if canceled within 1–5 days of payment.

    • After 5 days, the deposit becomes non-refundable to cover the owner's losses for holding and preparing the unit.

 

2. Choose a Move-In Date

  • Move-ins are scheduled Monday–Friday (time varies). Let us know your preferred date as soon as possible.

3. Sign Your Lease

  • Your lease will be sent via Sign.com for easy online review and signature.

  • Please sign within 5 business days of receiving the document.

    ​

4. Submit Prorated Rent & Utility Transfer Sheet

  • Rent Charges:
    Prorated rent is based on your move-in date and is due by 4 PM the business day before your move-in.

    • Pay through your tenant portal or bring verified funds to your move-in appointment.

  • Utilities:
    All utilities must be transferred into your name by the move-in date.
    Submit your completed utility transfer sheet via email by 4 PM the business day before move-in.

5. Move In Day!

  • A representative will meet you at the property at your scheduled time to conduct a walk-through. Once everything is complete, they will hand over the keys.

  • Important:

    • A valid photo ID must be presented at the time of move-in.

    • The ID must match the name(s) on the lease — otherwise, the technician will cancel the appointment and access will not be granted.

    • At least one tenant listed on the lease must be present for the walk-through.
